NYC Apartment Tour: $2.3 MILLION LUXURY APARTMENT

luxury apartment is a type of apartment that is intended to provide its occupant with higher-than-average levels of comfort, quality and convenience. While the term is often used to describe high-end regular apartments, or even typical apartments as a form of aspirational marketing, a true luxury apartment is one that is variously defined as being in the top 10% of transactions on the market,[1] or having a total value of more than $4-5 million US dollars, with "ultra-luxury" apartments being valued above $10 million USD.[2] However, it can also mean any apartment with extra amenities, such as a doormanyoga studios or bowling alleys, among others.[1]

Tiny NYC Apartment, Smallest of 2020 Full Tour. Downtown Manhattan Micr...

An apartment (American English), or flat (British EnglishIndian English), is a self-contained housing unit (a type of residential real estate) that occupies only part of a building, generally on a single storey. There are many names for these overall buildings, see below. The housing tenure of apartments also varies considerably, from large-scale public housing, to owner occupancy within what is legally a condominium (strata title or commonhold), to tenants renting from a private landlord (see leasehold estate).

Residents of NYC’s smallest apartments survived lockdown in style

That’s precisely why design site Apartment Therapy hosts a competition almost every year highlighting tiny spaces that are also big on style. “We get more reader emails asking us to bring back the Small/Cool Contest than we do about anything else combined,” Apartment Therapy editor-in-chief Laura Schocker tells The Post.
The coronavirus, though, added a whole new wrinkle. “We planned this contest before we were all stuck at home,” Schocker says. “So it was exciting to see how creative people were with their spaces.”
We chatted with some of the New York City finalists to learn how they made sub-300-square-foot apartments livable during lockdown.

Prairie-style Maywood home designed by John Van Bergen sells for $860,000

Built in 1914 on 2.9 acres along the Des Plaines River, the house, known as the Richard Cluever house after its first owner, was the first house designed by John Van Bergen, who was a student of legendary architect Frank Lloyd Wright and who worked in Wright’s office on several key projects in 1909. The Cluever house has been on the National Register of Historic Places since 1977.

The $860,000 sale price was a long way from what the sellers, an opaque land trust, originally had asked for the house, which it purchased for $665,000 in 1999.   The trust first listed it in late 2013 for $1.5 million and then slightly cut the asking price the following year to $1.485 million.  It reduced the asking price again to $1.249 million in 2015 before taking it off the market. It relisted the property in August for $895,000.

Listing agent Eileen Campbell, of Jameson Sotheby’s, declined to share the identities of the seller or buyer, but told Elite Street that the buyer is from Chicago and “bought it for the combination of house and land.”

“They appreciated how close these 3 acres were to Chicago,” Campbell said. “No need to drive to Wisconsin. They will love the house and property and not make any significant changes.”
The house has three bathrooms, two fireplaces, hardwood floors and an all-new electrical system. Outside on the property are a heated garage with a coach house apartment above it, new drain tiles, 240 feet of river frontage across from the Thatcher Woods Forest Preserve and several features designed by celebrated landscape architect Jens Jensen, including a bridge and a stream.
The house’s high sale price is very unusual for Maywood, where the highest-priced recent sales have been in the $275,000 to $315,000 range.
Public records do not yet identify the buyers.
